01 · THE PLOT

The starting information.

02 · DOCUMENTS

Your document checklist.

You record the status. A received document may still need review. Files are not uploaded here and their contents are not verified.

Property title history certificate

Property registration, owners, encumbrances and restrictions. Request professional review.

Deed and owner identification

Compare the deed, title certificate and the identity of the person offering the plot.

Cadastral information, area and boundaries

Compare identifiers and area with registry documents; cadastral data does not prove ownership.

Plot-specific planning and permitted use

Ask municipal planning about classification, uses, buildability, setbacks and restrictions.

Licences and plans, if any

Confirm scope, validity and relevance to the project with the competent authority.

Environmental and water restrictions

Identify the environmental authority, protected areas, water buffers and relevant permits.

Site risks and ground conditions

Review hazards, slopes and technical studies that may be necessary.

Utilities and sanitation availability

Request confirmation from providers. A nearby network does not prove an approved connection.

Legal access and easements

Verify both access rights and practical road access, including easements.

Lease agreement and conditions

If leasing: term, authorisations, improvements, removal of structures and termination.

03 · SOURCES

Keep the original link.

Save sources from your research route or add a link. Links you add are your own; they do not imply LoteMedellin review.

04 · THE PROJECT

Your next conversation.

Define the idea and prepare questions about planning, permits, utilities and leasing in the project tool.

☐ Review ownership and the right to use the land — Compare registry documents and discuss restrictions with a professional.

☐ Ask about relevant licences and procedures — Discuss the project with the competent licensing or municipal authority; confirm what is required.

☐ Review environment, hazards and ground conditions — Ask about restrictions, the environmental authority and any technical studies needed.

☐ Confirm utilities, sanitation and access — Request availability from providers and verify legal and practical access to the plot.

☐ Prepare a complete budget — Include studies, design, procedures, site works, transport, connections and construction.

These tools organise your research. They do not verify ownership or determine whether you can build. Municipal responses, plot-specific documents and professional review are needed to make a decision.
