Start with your intended project

A home, a crop and a tourism project need different conditions. Before comparing plots, write down your intended use, the space you need and your full budget. This helps you ask about a specific project's feasibility.

Turn the intention into a short brief covering activities, people, vehicles, services and planned phases. Distinguish total land area from the surface you would actually need to intervene on. If the decision depends on accommodating visitors, explain how access, sanitation and operations would work; calling it a country house can hide a different use. Consult sources for the correct municipality and retain which question each document answers. Also define which finding would make you reject the candidate before commissioning further studies. Clear requirements let you compare land by its documented ability to serve the project instead of allowing scenery or price to determine every priority. Keep unresolved requirements visible alongside attractive features.

  • Define your main use and access needs.
  • Allow for studies, procedures, utility connections and site preparation.
  • Separate essentials from what can be addressed later.

Identify the property and who may offer it

Ask for the property registration number and an official title history certificate. Have ownership, restrictions and encumbrances reviewed professionally; a deed or cadastral document alone does not complete the review.

Clarify whether the offer concerns ownership of a property, a co-ownership share, possession or another right. These are not equivalent. If someone represents another person, ask about their authority to negotiate.

Connect the certificate with the visited location, offered area and earlier documents requested by the title reviewer. Record issuer, date and reference to avoid mixing documents from different properties. Ask about occupants, existing agreements and facts affecting handover as well as reviewing registered history. A received file can still need authenticity checks and professional interpretation; do not label it verified merely because it is in your folder. Where a seller acts through a power of attorney or for a company, have authority for the actual transaction reviewed. The identity of the person speaking with you and their ability to bind the holder are related questions requiring different evidence. Preserve both in the review brief.

Check permitted use and construction separately

Check the current planning rules of the municipality where the plot is located. Medellín provides POT and land-use consultation tools. These inform a review, but do not replace the applicable permit or automatically apply elsewhere.

Ask for the source of any stated floors, height, density, setbacks or buildable area. Check listing claims against the documents applicable to the property and project.

Describe the activity in enough detail for a useful response and ask what the response covers. A land-use opinion and a building licence have different functions; a subdivision licence also does not establish permission for the proposed home. For an older document, check correspondence with the property, project and relevant amendments. Obtain interpretation where mapping or rules are unclear. Do not infer permitted floors from a neighbouring building or invent a usable-area percentage. Area, height, setbacks and other conditions each need support. Revisit the enquiry if the assessed proposal changes materially. Keep the actual question with the answer so another reviewer can see whether the evidence addresses your present plan.

Visit with a checklist

Compare the location, areas and boundaries with the available documents. Observe slope and water management, and ask about access in the rainy season. Record any measurement differences before making a decision.

Prepare the visit with a plan and assigned questions, then retain located photographs and observations a professional can assess. Observe where water enters and leaves and which retaining or drainage works appear present, without diagnosing stability from a visual impression. Ask about truck restrictions when modules or materials would need delivery. For water and sanitation, identify the provider and investigated solution: EPM describes a feasibility-to-connection process rather than merely showing a nearby network. Request access and utility evidence and record what is missing. A dry-weather visit does not remove questions about rain, maintenance or behaviour under other conditions. Turn observations into follow-up tasks with suitable owners rather than conclusions beyond the visit scope.

  • Is access public, private or subject to a documented easement?
  • Are utilities connected, confirmed as available or simply nearby?
  • Are there studies, environmental restrictions or risks to review?

Bring outstanding questions into the negotiation

Keep confirmed facts and outstanding questions in one record. Before paying or signing commitments, agree how documents will be checked, which conditions must be met and who pays each cost. Price is one part of the decision; the ability to use the land also matters.

Negotiations should reflect the matters your decision depends on. Specify which document or investigation must resolve them, who obtains it and what happens if the answer prevents progress, with legal review of the agreement. Do not transfer money merely because another interested buyer is said to be competing. Verify beneficiary and instructions through a trusted channel before an authorised payment. Keep budget and agreement versions so changes in area, scope or timing are clear. An outstanding condition can justify obtaining evidence, renegotiating or rejecting the plot despite an attractive price. Registry and planning information still need review at the relevant stage rather than permanent approval inferred from an initial enquiry. Record the reason for the next commitment.

Calculate price, readiness and timing

The advertised price is one component of the complete outlay. Add legal review, studies, confirmed closing, access, connections and site works according to scope without inventing tax percentages. Have each quotation clarify exclusions, included taxes and validity. Then separate initial spending from maintenance, insurance and other recurring obligations. A chosen contingency explores uncertainty but does not replace investigating a cost capable of changing the decision. Imagine two hypothetical candidates with identical prices: one includes a reviewed connection while the other still needs a sanitation design. Assigning both the same additional allowance does not make them comparable. First establish the second property solution, who must approve it and what it actually costs. Arrange payments by date and distinguish available money from finance merely discussed. EPM helps frame connection enquiries; project-specific responses establish more concrete conditions. An affordable total can still produce a cash shortage if the advance is due before funds become available. Resolve that timing gap before relying on the budget.

Compare evidence and recognise decisive conditions

Prepare a record for each candidate using the same fields and states: confirmed, document received, review pending or unknown. A commercial claim should not carry the same weight as a property-specific response reviewed by the relevant person. Keep area and offered right beside price so independent ownership and an undivided share are not compared as equivalent products. A high scenery score also cannot compensate for a legal or planning condition preventing the project. Use a separate progression-conditions list and compare preferences among candidates still worth considering. If one lacks information, record the cost and time of investigation without inventing a favourable answer. Imagine access depends on an unavailable document: obtain and review it rather than averaging that uncertainty against an excellent view. POT and registry information address different matters; retaining both explains why a decision remains open. The comparison should make missing evidence visible and identify what would change your assessment.

Retain the review through actual handover

Organise a file indexing documents, dates, professionals, questions and answers. Distinguish agreement signing, any relevant deed, registration and physical handover; a favourable conversation does not complete every stage. Have your adviser establish the actions and conditions for the actual transaction rather than deriving them from a general template. Before the next commitment, review changes in ownership, occupancy, budget or project and which information needs refreshing. Prepare a handover record identifying the area, access, keys, services, included items and observations. Avoid a blanket acceptance where material checks remain outstanding; identify the question and its agreed treatment. Retain complete copies through private channels and share only what each participant needs. The purpose is an explainable decision about an identified property, with conditions resolved or expressly retained. Buying wisely connects the offer, what documents support and what is actually delivered. A well-organised record makes those relationships reviewable when circumstances change.
