THE MAIN POINT

Each stage should answer a question or justify the next investigation; a large folder does not equal a reviewed purchase.

01

Start with a purpose and exclusion conditions

Write what you want to do with the land, when and with which resources. Separate essential needs from preferences: arrival by a particular vehicle may be essential, while a particular view may allow comparison. Law 388 provides a planning framework that prompts questions about the municipal context of the use; physical possibility alone is insufficient. Our editorial route starts with a preliminary brief, available budget and reasons to stop assessment. It is neither an official procedure nor a feasibility certificate. Where several people are buying, agree conditions before visits so each person investigates the same proposal. Include alternative scenarios if the intended use remains undecided, keeping them separate. Preparation supports relevant information requests and early rejection of incompatible options without commissioning expensive studies for a proposal never defined clearly enough to guide the purchase or the professional work that would be required.

02

Connect the advertisement, site and documents

Request identification of the object offered and references connecting it with the visit. Record advertised area, location, cadastral identifier and folio where relevant, identifying each source. Law 1579 describes folio identification elements, while cadastral rules state that database entry does not constitute ownership title. Our initial review compares references without forcing agreement. If an offer concerns a portion, share or right different from the land you imagined acquiring, give that difference to the lawyer before comparing prices by area. Do not conclude fraud merely from an inconsistency: describe the information and request background. Equally, a sales plan cannot be assumed to create an independent legal unit. The stage should produce a focused question about what is offered and which documents are needed to examine it. Without that foundation, utility responses and budgets can end up addressing the wrong property or proposed acquisition.

03

Commission focused legal questions

Ask the lawyer for a review tailored to the transaction: right offered, person authorised to transfer it, relevant background and conditions affecting the purpose. Do not replace investigation with the phrase deed available or a certificate nobody has read. Law 1579 distinguishes the folio and registered acts, while certificates reflect information at a particular moment. Our working record identifies the document consulted, date, conclusion and outstanding issue rather than presenting this article as a title examination. Ask what needs updating before a subsequent commitment and which finding would prevent proceeding. Where complexity appears, request an explanation of options, dependencies and further investigation scope. Do not announce an automatic solution because a similar case was resolved elsewhere. The stage should produce an understandable buyer conclusion and a subsequent instruction where needed, identifying professional responsibility and explicit limits concerning what remains unverified in the proposed transaction.

04

Investigate use within the correct jurisdiction

Identify the municipality and land classification before seeking answers about the proposal. Law 388 establishes planning instruments; property application depends on current documents and competent authorities rather than news about a reform under discussion. Our route asks the professional to translate the brief into focused enquiries concerning compatibility and relevant conditions. Require identification of the document examined and additional responses needed without treating a map screenshot as permission. If the idea changes from a family home to several units or commercial activity, revisit the questions. Land does not become suitable for every use because an advertisement calls it an investment. Distinguish preliminary guidance from any formal act applicable to the project. This stage aims to prevent technical spending on an alternative inconsistent with the relevant framework while making clear which matters planning review cannot yet resolve because necessary information has not been supplied for that assessment.

Connect visits, surveying and technical investigation

Arrange a safe visit and record questions about access, levels, visible interventions and water without issuing diagnoses. Surveying can represent the land within an agreed scope, while geotechnical investigation addresses different questions. NSR-10 Title H relates studies to subsurface and project, so another site's report should not be adopted without professional evaluation. Our route stages commissions: identify which observation could change the purchase first, then request appropriate work. Where the brief remains preliminary, retain that limitation in the budget. In a hypothetical example, an entrance seems adequate on foot, but a supplier needs to assess component transport. That question may take priority over detailed design. Do not commission every discipline blindly or treat a favourable visit as proof of stability. The sequence should produce enough evidence for the next commitment while preserving a clear account of what remains outstanding for the site and intended operation.

Check utilities and the cost of putting land into use

Prepare separate service enquiries using the correct brief and location. EPM distinguishes network mapping from a connection process; a nearby network helps frame questions but does not answer for the project by itself. Our record brings together organisation, response, conditions and outstanding works, alongside operating costs relevant to the purpose. Compare purchase and preparation as separate items. If an alternative needs additional access, studies or installations yet to be defined, mark unknown rather than zero. Request quotations against a shared scope with exclusions, avoiding duplicate counting of works. Occasional use may have different needs from permanent residence; do not combine budgets to make a favourite parcel win. The result should show cash required by each stage and dependencies that could delay use. This supports discussion of economic feasibility without inventing market prices or presenting a preliminary estimate as a definitive quotation for the complete proposal.

07

Turn findings into conditions before committing more

As responses arrive, bring the team together to distinguish confirmed, incompatible and pending. Our editorial route sets neither a safe deposit percentage nor a universal clause. It asks the lawyer to connect commitments with evidence, tasks and outcomes the parties understand. In a hypothetical case, the buyer agrees to investigate utilities while the owner supplies access background; the tasks have different responsible people and dates. If an outcome is unfavourable, suitable drafting should already have considered that possibility rather than leave it to a later conversation. Avoid allowing a discount to mathematically compensate for an unresolved essential condition. Distinguish a slow response from a negative one and consider whether timing can change without defeating the objective. The file should explain why the transaction proceeds rather than merely show that paperwork accumulated. Each further payment deserves a reading of the concrete conditions still dependent on other people or organisations for completion.

08

Keep the decision and its limits

Before closing the assessment, record the object offered, purpose, professionals consulted, decisive evidence and outstanding questions. Add what needs updating for the next stage and who will handle it. Our proposal is a concise summary connected to documents rather than a safe purchase stamp. If withdrawing, record the incompatible condition without asserting defects nobody established. If proceeding, preserve the distinction between personal decision, professional conclusion and institutional response. Cadastral entry, registry information, planning compatibility and project operation are different inputs that need connecting. Do not substitute one for another merely because it is easier to obtain. For sellers, an honest file helps buyers commission relevant reviews and understand open questions. Due diligence completes this stage when an explainable decision and a defined sequence for outstanding work exist, rather than when curiosity about every imaginable eventuality concerning the land has been exhausted through ever more investigation.

2. Identification and legal reviewProperty references, background and lawyer enquiry. Record received documents and conclusions separately. For essential discrepancies, define clarification before increasing commitments or commissioning dependent works.
3. Use and projectRelevant municipal enquiry with location and activity described, retaining response version and scope.Continue the intended programme only with a sufficient basis; investigate an alternative if the response does not support it.
4. Physical conditions and operationVisit, commissioned studies and access and utility responses for the project. Identify unquoted costs.Compare the complete budget and dependencies; a delivered study needs reading and connection to the decision.
5. Negotiation and dossier closeReviewed offer, conditions, timetable and responsibilities; retain evidence of resolved questions and accepted outstanding matters.Proceed, request a specific clarification or withdraw. Record why without declaring outstanding matters verified.
