A price per square metre becomes comparable when its scope is clear and the property-specific works are included.

Check what the price per m² includes and avoid counting foundations, delivery or finishes twice. Budget land and financing separately. Saved data stays in this browser; this tool does not send it to the server.
Start with a defined project
Describe the proposed building before entering an area: intended use, storeys, construction system, finishes and handover condition. The built area in your proposal must match the basis used by the supplier; the total land area is not the area to multiply by a residential construction rate. Establish whether terraces, roofs, circulation spaces and external areas are included and how they are measured. This tool adds the costs of a construction scenario, while land acquisition and financing need separate budgets. For a property in Medellín, consult the POT planning material and mapping; for another municipality, check its own territorial instrument and responsible authority. The commercial scope of a quotation and the legally permitted development are different questions. A detailed budget helps explore a decision, but does not establish whether the location, use or proposed building volume can be authorised. Keep that question as an outstanding condition until someone has reviewed the specific property, rather than allowing the apparent precision of the total to imply feasibility.
Check what the base price per m² includes
Request a written quotation stating quantities, specifications, included or excluded taxes, validity, payment terms and work boundaries. Ask whether the square metre price includes foundations, delivery, assembly, internal services and finishes. Any cost already included in that base should be zero in the corresponding extra field, or the base must be adjusted before adding it again. A prefabricated home can have an attractive factory price while requiring substantial works to function on this particular site. Calling a structure prefabricated or lightweight also does not, by itself, determine its licensing treatment: Minvivienda discusses structural characteristics and behaviour when explaining that distinction. Have a professional assess the actual system and its proposed installation. When comparing suppliers, standardise scope first; a bare structure is not equivalent to a home handed over with functioning services. Record those differences even when the advertisements show the same floor area and superficially similar products. This creates a useful comparison between deliverables rather than between two unexplained headline rates.
Break down works specific to the site
Site works and drainage can combine authorised clearance, specified earthworks, runoff management and preparations excluded from the base quotation. Do not estimate excavation quantities from a photograph alone: commission a site assessment with a technical scope. Extra transport and assembly covers handling, equipment or journeys the supplier excludes from its main offer. Excluded foundations means only the portion still outside the base price, supported by compatible design and quotation. Utilities and sanitation should describe the solution actually investigated, rather than assuming a nearby pipe settles supply. EPM describes a path from feasibility to connection; use the response and requirements for your project to define this allowance. Design and studies combines identified professional services. Procedures and other costs contains amounts quoted or assessed for your case, with evidence, rather than an automatic legal tariff applied by the platform. Give each unknown an owner who can obtain a better answer. A list of tasks behind provisional figures is more useful for the next decision than an unexplained global allowance.
Read exactly what the calculator adds
The subtotal before contingency is built area multiplied by the base price per square metre, plus site works, extra transport, excluded foundations, connections, design and procedures. Contingency applies your chosen percentage to that entire subtotal. The total adds subtotal and contingency; scenario cost per square metre divides the total by built area. That final measure includes site works and professional services, so it should generally not be compared directly with a commercial rate covering only a structure. If area is zero, the tool returns zero for cost per square metre; this prevents an impossible division and does not remove the extra line items. Monetary values are Colombian pesos and inputs must be positive or zero. Contingency is a choice for exploring uncertainty, not a tax or a promise that the allowance will suffice. Paying for design work or procedures also does not imply approval: a licence identifies the technical and planning aspects authorised for the actual project and its applicable rules.
Follow a complete hypothetical example
Imagine a proposal for 90 m² with a base price of COP 2,400,000 per m². Assume site works of COP 14,000,000, additional transport of COP 6,000,000, excluded foundations of COP 22,000,000, connections of COP 17,000,000, design of COP 9,000,000 and procedures and other costs of COP 4,000,000. These invented inputs explain the arithmetic; they are not market prices, official charges or technical recommendations. The area-based amount is COP 216,000,000 and the other items total COP 72,000,000, producing a subtotal of COP 288,000,000. A selected 10% contingency adds COP 28,800,000, bringing the total to COP 316,800,000. Dividing by 90 m² gives a scenario cost of COP 3,520,000 per m². The difference from the base rate does not establish a supplier overrun: it represents items explicitly excluded from the base offer here. Before deciding, verify that the connection allowance describes a feasible solution for the property and that the underlying scopes are documented.
Test a variation that changes a decision
In the example, a foundation review might increase that allowance from COP 22,000,000 to COP 35,000,000. The subtotal would rise to COP 301,000,000 and, with the same 10% contingency, total cost would become COP 331,100,000: COP 14,300,000 more than before. The change comprises COP 13,000,000 of works and COP 1,300,000 of additional contingency. This shows why resolving foundation scope can matter before choosing the property. Test an area change, difficult access or a more expensive connection separately; changing everything together makes it harder to understand the cause. Consult hazard mapping and available studies in the POT as part of the investigation, with professional interpretation for the site. A percentage allowance does not make physical risk acceptable and cannot replace design. When an uncertainty could prevent the project altogether, treat it as a feasibility condition requiring an answer before the next commitment. The correct next action may be a study or a different layout rather than simply increasing the monetary reserve.
Separate total cost from cash requirements
This form does not allocate payments across months. Prepare another sheet covering the advance, fabrication, transport, construction milestones, handover and any retentions you actually agree. Link each payment to evidence or a verifiable milestone without inventing a universal contract practice. Establish whether the supplier holds the price throughout your timetable and which items may change before delivery. Keep the cost of holding the property during the wait separate, because it does not appear automatically in the construction budget. To compare prefabricated and conventional systems, use the same finish specification, area and service solution, then compare timing and responsibilities. EPM information helps organise connection enquiries, but the timeline and conditions for your project require a specific response. If part of the work will be financed, model payments and drawdowns separately. An affordable total can still create a cash shortage when advances fall due before money becomes available. That timing problem needs a funding or contract solution, not merely a different contingency percentage.
Provide a scenario someone else can review
Save the version in this browser and download the scenario whenever you need to retain or share its inputs and results. That file does not automatically include quotations, drawings, authority responses or third-party validation; prepare a separate evidence index. Record the date, supplier, scope, validity and outstanding question for each material allowance. Ask the reviewer to identify omissions and duplicate costs as well as checking the total. A detailed result can conceal missing sanitation, an undefined foundation or transport priced for a road the truck cannot use. Minvivienda material helps frame licensing questions, while the municipality and professionals must assess the actual proposal. Finish the review with a specific action: obtain a corrected quotation, confirm a connection, revise the design or reconsider the property. Recalculate when the answer changes the scope. The budget is useful because it identifies what must be resolved and paid for to deliver a defined building, with the unresolved assumptions visible beside the attractive headline total.
Included, excluded and outstanding construction matrix
Compare two quotations for the same completed result. Record each interface’s status and owner in a copy, then enter only additional items actually excluded. This worksheet neither prices works nor establishes reserve sufficiency.
| Item or decision | Information and evidence for your copy | Next check |
|---|---|---|
| Area-based price and completed scope | Built area, price per m², plan version, materials, finishes and base-price exclusions. | Compare identical scope before choosing; a structural-shell price is not the same as ready-for-use cost. |
| Site preparation and foundations | Studies, design, earthworks and supports marked included, excluded or outstanding in each quotation. | Confirm responsibility and system compatibility; add only items not covered by another line. |
| Transport, unloading and assembly | Route, delivery point, equipment, access preparation and contracted operations with their limits. | Obtain excluded costs and a logistics alternative; avoid duplicating transport already included in the proposal. |
| Networks, utilities, design and procedures | Installation and connection scope, professionals, records and project procedures still needing confirmation. | Connect every item with an outcome and owner; pending permission must not be presented as a quoted cost. |
| Subtotal, reserve and timetable | Nonduplicated subtotal, chosen reserve, advances, milestone payments and time-limited amounts or quotations. | Recalculate after clarifying exclusions and check cash; final cost per m² includes items a marketed unit rate may exclude. |
