THE MAIN POINT

The lowest advertised rate alone determines neither complete cost nor whether funds arrive when your project needs them.

Your preparation checklist

A checked box is your own note. It does not verify documents or complete a procedure. Timelines depend on the file and the relevant authority.

01

Compare the same financing need

Write down the expense to be funded, net pesos required and relevant dates. Request proposals for a purpose and asset each institution has confirmed it can assess, rather than comparing a housing advertisement with an unclassified land or operating request. Keep principal, horizon, currency and schedule similar when identifying cost differences. If one option covers works and another only one phase, explain the gap before scoring terms. SFC information about products and costs supports asking for clear details, while the institution must answer for its actual proposal. Record issue date, validity, prior conditions and whether the rate is indicative or defined under specific terms. A preliminary assessment, simulation and approval have different scopes that must be read in the actual communication. This guide neither declares a bank the winner nor promises approval. It organises the comparison so you can identify whether alternatives fund the same need and which assumptions still prevent a fair assessment. A low quote for an unsuitable purpose cannot solve the project funding requirement.

02

Identify rate convention, variation and account unit

Ask whether each rate is effective annual, effective monthly or nominal with a specified conversion period. Dividing an effective annual rate by twelve does not produce its exact monthly equivalent because compounding matters. As a mathematical example, 1% effective monthly is approximately 12.68% effective annual rather than 12%; this is not an offered rate. SFC provides a rate-convention converter useful for checking that figures share the same basis. Then distinguish fixed rates from variable rates linked to an index: ask about reference, margin, reset frequency and application rules. Currency and account unit matter too. Banco de la República explains the UVR relationship with CPI; a percentage charged on UVR is not simply equivalent to the same percentage on peso debt. Request payment and outstanding-balance projections in COP with explicit assumptions for each option. This site fixed-payment simulator uses pesos and a constant effective annual rate; it does not independently reproduce a UVR or variable proposal. Retain lender scenarios instead of forcing those offers into a fixed-rate model.

03

Include complete payments and net funds received

Separate principal-and-interest instalments from insurance and other recurring charges, and record initial costs with payment dates. Ask which amount is financed, which is withheld from disbursement and which must be paid from your own funds. Two loans with the same principal can deliver different net money when charges differ. SFC presents total-cost information as useful for comparing products; do not reduce the assessment to an advertised rate. Check insurance coverage, premium calculation, possible changes and relevant conditions rather than assuming the initial amount remains constant. Also identify associated products or commitments required to retain commercial terms and their actual cost. Do not invent percentages for notary services, valuation, taxes or security: include quotations or assessments for your case. If a number remains unknown, keep it visibly outstanding in the comparison. A complete-looking table with unknown charges entered as zero creates false certainty that can change the decision when evidence arrives. Specify which totals are confirmed and which still exclude missing allowances.

04

Check whether funds arrive before payments fall due

Connect each planned disbursement with its conditions: documents, security, asset review, construction progress or other requirements communicated by the institution. Do not present a commercial estimate as a guaranteed date while those conditions remain outstanding. For staged financing, compare the money available at each milestone with supplier advances and obligations. If one proposal releases funds later, calculate the own cash needed during the wait and what happens when timing slips. Budgets and quotations should use the same project version the financier assesses. Banco Agrario documentation illustrates that applicant profile changes required evidence; obtain your actual list rather than treating any assembled folder as complete. Distinguish total cost from effective access to funds: a lower rate can be unhelpful when the process misses the decisive due date. This checklist neither files an application nor verifies disbursement conditions. Retain the institution’s response and keep contractual payments consistent with reviewed availability. An agreed funding timetable should be documented rather than inferred from the size of an approved amount.

05

Compare two complete hypothetical proposals

Imagine two peso loans of COP 100,000,000 with sixty end-of-month payments and constant rates. A uses 12% effective annual interest, fixed monthly insurance of COP 50,000 and an initial fee of COP 500,000. B uses 11% effective annual interest, insurance of COP 150,000 and an initial fee of COP 2,500,000. These invented assumptions are not institution offers. Under the fixed-payment model, A would have an approximately COP 2,243,570 monthly payment including insurance and COP 135,114,175 total payments including fees. B would have approximately COP 2,298,474 monthly and COP 140,408,459 total. B has lower interest but a higher complete outlay because of other costs. Here initial fees are paid separately from own funds and both loans deliver the same principal; withheld fees would require comparing net proceeds too. Totals are undiscounted nominal sums with fixed insurance and no other charges. Check every assumption against a real proposal before deciding; the arithmetic does not confirm security, eligibility or exit conditions. Those require their own written evidence.

06

Test lower income and changing conditions

Place the full payment in a cash scenario with operating expenses, reserve and relevant personal obligations. Test lower income, delayed operations and an unexpected material expense, distinguishing each cause. For variable or UVR proposals, request lender scenarios using different assumptions and examine both payments and outstanding balance rather than only the first instalment. The UVR link with CPI explains why an initial peso amount does not describe every future payment. Do not turn an inflation or index projection into guaranteed data. Keep a liquidity reserve with an explicit purpose and check whether own funds must also cover closing or advances. If a proposal fits cash only under the most favourable assumption, identify what must be demonstrated before taking that commitment. SFC guidance encourages understanding costs and obligations for informed decisions; your test should record the internal threshold for reconsidering the project. The panel does not monitor cash or notify you when rates, income or conditions change. Retain dated scenarios and the reason each assumption is plausible.

07

Review security, commitments and exit conditions

Request a written explanation of security, additional obligations, default, changes, early payments and cancellation. Do not assume one product rule or another person’s experience applies to all credit arrangements. Review must identify the regime and terms of the actual proposal, with advice where scope requires it. Establish what happens if the project changes, the asset must be sold, substitute security is needed or the application is withdrawn after a study is paid. Ask which costs already pay for completed work and which depend on closing. If commercial terms require other products, record their duration, cost and the effect of cancellation. SFC guidance is a reference for questions before taking credit; it does not replace the agreement or resolve a particular dispute. Keep the draft and answers with the financial comparison. A monthly saving can matter less than a commitment incompatible with your intended exit. Treat an unexplained material clause as outstanding rather than giving it a favourable score because information is missing.

08

Document a comparison and its next action

The six checkboxes cover comparable purpose and principal, rate type and unit, costs and net funds, disbursements, cash stress and exit conditions. The bar counts equally weighted preparation; it does not rank institutions or calculate a total cost rate. Checking everything neither authenticates proposals nor establishes solvency. Downloading retains tasks and states without uploading documents, sending applications, obtaining offers or automatically preserving another session. Reset unchecks the list. Keep a separate dated table of institution, version, amounts, assumptions and outstanding questions, protecting personal application data. If using the payment simulator, copy only conditions representable by its constant peso model and state exclusions. Have decisive clauses and answers reviewed before accepting commitments. Finish with a specific action: obtain a missing charge, clarify disbursement, compare another version or reconsider the amount. A useful assessment explains why an offer meets your needs and which conditions remain unresolved rather than turning the smallest visible number into an automatic recommendation. Record the reasoning beside the totals so another reader can follow it.

Documented comparison of two offers

Create two data columns in your own copy for offers A and B and complete the same rows. The lowest rate does not decide the outcome alone. An unknown item remains outstanding rather than becoming a zero charge.
