THE MAIN POINT

The land price can remain fixed in pesos while the amount of your own currency needed to pay it changes.

Your preparation checklist

0 / 6 steps prepared

A checked box is your own note. It does not verify documents or complete a procedure. Timelines depend on the file and the relevant authority.

01

Separate the price currency from the funding currency

Prepare a table showing each obligation, currency, amount, due date and available funding. Include confirmed purchase, study, closing and improvement payments rather than assuming everything happens on the deed date. If the price is in COP and your funds are in dollars or euros, the peso commitment can remain unchanged while its cost in your currency moves. Do not treat an indicative listing conversion as an accepted transfer quotation. Distinguish money already converted from funds still exposed to exchange movements and future income not yet received. Banco de la República exchange-rate and TRM information explains the reference but does not reserve a rate for your operation. Also record who will pay each obligation and from which account: a joint purchase needs a traceable allocation of contributions. This guide organises questions and scenarios; it does not forecast the market or determine a person’s legal procedure from the country where the page is opened. Funding location alone is insufficient to classify the transaction.

02

Do not confuse nationality with exchange residence

Nationality, residence for foreign-exchange purposes and tax residence need separate assessment. Current Banco de la República guidance defines exchange residents and nonresidents using its own criteria; a foreign passport or account outside Colombia does not independently settle that classification. Colombian nationality likewise does not establish that every incoming foreign payment is an ordinary domestic transfer. Ask the intermediary and competent adviser to examine the transaction facts, participants and funding source rather than reaching a personal conclusion from this checklist. Retain the explanation and assumptions supporting it. If the purchaser, account holder, payment method or participation structure changes, establish whether the process changes too. The tool does not count days of presence, review visas or determine tax obligations. Distinguishing the classifications helps frame a correct enquiry before transferring money and avoids choosing a transfer description merely because it looks easiest on a form. Document the answer for the actual operation rather than applying another buyer’s circumstances to yours.

03

Compare net pesos, applied rate and fees

TRM is a dollar-to-Colombian-peso reference, not your provider’s commitment to buy a particular amount of foreign currency. Request a quotation identifying currency pair, direction, applied rate, amount sent, originating, intermediary and receiving charges, and net pesos expected to arrive. A spread can be embedded in the rate in addition to a visible fee. Do not compare providers solely through a zero-commission headline. For euro funding, a USD/COP reference is not directly equivalent to EUR/COP; establish whether intermediate conversions and charges apply. Retain quotation time, date and validity and ask when the rate becomes fixed. Net delivery can change depending on whether a charge is deducted from the receipt or paid separately. Banco de la República distinguishes market information from exchange negotiated with intermediaries. Compare the same amount, route and timing, and request clarification whenever a proposal does not let you reproduce how much COP will actually be available for payment. This is a cash comparison rather than a prediction of the next published reference.

04

Match due dates with conversion and availability

Align the payment timetable with the date money must be available in the relevant account. An instruction sent, a transfer in transit and credited funds are different states. Ask the provider about cut-off times, evidence checks, operating days and conditions of the chosen route instead of assuming a universal delivery time. Coordinate that information with contractual obligations reviewed by your lawyer. Do not commit a future balance as confirmed simply because the rate looks favourable today. Converting funds before they are needed changes exchange exposure for that portion, but requires considering liquidity, custody, opportunity and what happens if the purchase does not proceed. This checklist does not recommend converting everything on one date or taking derivatives. Any hedge has its own terms, costs and obligations needing assessment. Banco de la República guidance helps distinguish operations and channels; the actual timetable depends on the provider, evidence and agreement. Keep an alternative visible if the money is unavailable on the intended date, rather than assuming another transfer can always solve the gap immediately.

05

Test an adverse movement with hypothetical amounts

Assume a COP 380,000,000 obligation and a provider rate of COP 4,000 per USD, excluding fees for simplicity. You would need USD 95,000. If the rate falls to COP 3,600 per USD before conversion, you would need approximately USD 105,555.56: another USD 10,555.56. The peso strengthened against the dollar and the peso purchase became more expensive in dollars. These invented rates explain sensitivity rather than represent current values, forecasts or quotations. As a second exercise, suppose USD 100,000 is sent through provider A at COP 3,900 with a USD 100 charge deducted before conversion: delivery would be COP 389,610,000. Provider B applies COP 3,950 and deducts USD 250: delivery would be COP 394,012,500. The net difference is COP 4,402,500 in favour of B under those hypothetical rules. A different charge method would require recalculation. The exercise demonstrates why the applied rate and complete fee structure matter alongside checking the route appropriate to the actual purpose of the money.

06

Check the investment process before transferring

Current Banco de la República guidance explains that where international-investment currency must be channelled and the required minimum information is supplied through an intermediary or compensation account, the exchange declaration can serve as investment registration. It also distinguishes registration without currency channelling for operations to which that route actually applies. Do not interpret this as permission to omit compulsory channelling or confirmation that every transfer to a Colombian account registers your purchase. Before sending, confirm classification, participants, purpose, reportable information and retained evidence with the intermediary and relevant adviser. A loan, gift, own funds and another person’s contribution should not be labelled interchangeably as investment for convenience. This page neither chooses exchange codes nor submits declarations. Record who confirmed the process and when, and revisit it if the structure changes. Property registration review and the exchange operation are related tasks, but neither replaces the other. Keep evidence for both rather than expecting a successful currency transfer to establish ownership.

07

Control evidence and recipient instructions

Keep the budget, exchange quotation, verified instructions, origin evidence, transfer receipt and credit confirmation in a private folder as applicable to the operation. Ask the intermediary which documents it needs and which confirmation it provides; a sent-payment screen does not independently establish that the beneficiary received the net amount. Verify account changes through a trusted channel you already know, particularly when instructions arrive close to a deadline. Compare beneficiary holder, institution, currency and identification with the reviewed agreement; clarify changes with the responsible parties before execution. SIC guidance on purpose and data minimisation helps control what is shared with each participant. Do not give passwords, temporary codes or bank access to someone verifying funds. This page checklist does not store evidence or require personal documents. If you later sell or change the investment, retain traceability so professionals can assess the subsequent operation under its current requirements, rather than assuming the exit will mirror the original transfer. Record confirmations without exposing account access in shared notes.

08

Turn the six checkboxes into resolved questions

The list covers separating currencies, defining payments, comparing rates and charges, testing an adverse movement, confirming evidence and process, and verifying the recipient. The bar counts six equally weighted preparations; checking five does not establish that five-sixths of risk is covered or that the transfer is approved. The panel does not obtain live rates, convert amounts, compare providers, assess residence or submit registrations. The guide numerical exercises take place outside this checklist. Downloading retains annotated tasks and states; it neither attaches documents, requests a transaction nor automatically preserves progress for another session. Reset unchecks the boxes. Record date, provider, quotation and outstanding answer separately, retaining personal information in the private file. Before the real transfer, confirm that the quotation remains valid and purchaser, account and purpose match the assessed operation. The next action may be obtaining a complete quotation, confirming the process or adjusting timing. A useful outcome is a traceable decision about funds and obligations, accompanied by evidence still conditioning execution.
