0 / 6 steps prepared
A checked box is your own note. It does not verify documents or complete a procedure. Timelines depend on the file and the relevant authority.
Ask what can be financed before asking how much
Buying a vacant plot, building a home on land already owned and financing a rural activity are different needs. A housing-loan page does not establish that the same product purchases undeveloped land. Start the enquiry by describing the property, municipality, ownership position and intended use. Ask the institution to identify the product it would be prepared to assess for that specific transaction.
Divide the budget into acquisition, site preparation, construction and operation. For each stage, identify your own resources, the requested funding and payment timing. This separation reveals financing that covers the works while leaving the land price unresolved. It also prevents a payment simulation from being presented to the seller as evidence of available funds. Your first conclusion should explain which need each alternative addresses and which part remains unfunded, before comparing terms or interest rates across the proposed products.
Consult specific products and retain their conditions
BBVA publishes a product for building housing on owned land with conditions concerning the property and project; Bancolombia also maintains a specific construction-finance page. These are enquiry routes rather than universal offers for every plot. Read the full product description and ask about the actual property. An answer concerning urban housing should not be extended to a rural holding or a prefabricated building system without confirmation.
Use this guide's official links to locate the product and the institution's service channels. Record which conditions have been confirmed and which remain outstanding in your comparison table. Do not rank institutions by an advertised starting rate that may not apply to your circumstances or disbursement date. Comparison begins when proposals describe the same purpose, an equivalent principal and a payment structure you can understand and check against the complete project budget.
Distinguish your circumstances from the property’s position
The file contains two different questions: whether the applicant can take on the obligation and whether the proposed transaction fits the product. Strong income does not correct a title problem. A well-documented property does not by itself explain how instalments will be paid. Prepare both parts and avoid treating a favourable answer about one as proof that the other has been resolved.
To organise the enquiry, summarise income sources, existing obligations and own resources without distributing sensitive information indiscriminately. In a separate section, gather registration details, intended use, the budget and property-document status. Ask which evidence fits your employment or business circumstances and which assessment the property requires. If several people are involved, clarify their proposed roles as owners, applicants, guarantors or project managers from the outset, and have the implications reviewed before anybody makes a binding commitment.
Compare total cost and the money you actually receive
The Superintendencia Financiera provides consumer-information, comparison and interest-rate conversion tools. Use them to formulate equivalent questions rather than replace a written proposal for your transaction. Record the principal, term, rate and how that rate is expressed. Add insurance, appraisal, assessment, formalisation expenses and other charges applicable under the proposal received. Distinguish upfront from recurring payments and identify items that have not yet been quoted.
Ask how much money will actually reach the financed purpose. If expenses are deducted at disbursement, the approved amount and available cash may differ. Also check whether a commercial condition depends on another product or maintaining a particular relationship. Adding advertised instalments is insufficient when proposals include different elements. A useful comparison table makes these differences visible and retains the supporting information so they can be revisited before making a choice.
Approval and disbursement are different moments
A purchase may involve a seller's deposit deadline and closing date. Construction may require supplier payments before manufacturing or installation. Financing follows its own process. Ask which conditions remain before funds become available and which checks could change the schedule. Do not insert an optimistic date into a purchase promise based only on an initial conversation about a possible loan.
For each milestone, record the payment, responsible party and funding source. If construction finance releases money against progress, check how the preceding stage will be funded. Product pages help identify questions about disbursements and supervision, but your plan needs an answer applicable to the actual file. A mismatch discovered early can be negotiated or budgeted. Discovering it when an advance is already due reduces your alternatives and increases pressure to accept conditions that you had not previously assessed in enough detail.
Test the scenario using a hypothetical purchase
Imagine a COP 200 million plot with separately quoted additional expenses of COP 12 million. With COP 80 million available, the initial gap is COP 132 million before contingency and construction. A COP 120 million loan simulation does not cover the complete requirement. This example is neither a financeable percentage nor a fee schedule: it demonstrates why a budget should come before the search for a comfortable monthly instalment.
Now add a home whose budget depends on resolving access and foundations. Separate those uncertainties instead of entering zero for them. Build scenarios using reasoned changes to cost and timing, and ask how each would affect your contribution. The purchase calculator adds the items you enter, while the loan calculator models a payment in pesos; neither confirms that a bank will accept the property, funding purpose or requested principal. Assessment of the actual transaction remains a separate question.
Request equivalent answers from each institution
A comparable enquiry uses the same property and project description. Ask about the accepted purpose, own contribution, documents, security, rate, insurance, costs and timing. Keep the proposal, its date and outstanding conditions. If an institution is considering a different transaction, record that difference rather than placing its figures alongside another proposal as though both solved exactly the same funding need.
Do not call an alternative better solely because it offers a long term or a smaller initial instalment. Examine total exposure, the flexibility you actually need and the cash effort during construction or reduced income. Consider whether the arrangement requires committing an asset the household needs to preserve. The decision should rest on explicit priorities and documents understood by the people taking on the obligation, with specialist review when the contractual or ownership structure makes that necessary before a commitment is made.
Keep a decision file
When an answer arrives, translate it into a list of conditions and evidence. Identify who confirms each point, when it was checked and which change would require another review. A new budget, design amendment or income change may affect the financing discussion. Maintain clear versions so the seller, builder and institution do not unknowingly work with different figures or different assumptions about when funds will become available.
Consult official channels before delivering documents or paying application-related charges. Nobody should present this guide as bank approval. If the project still lacks a complete financing route, you can adjust its scope, explore leasing or improve the file before proceeding. The useful outcome of comparing institutions is understanding which alternative fits, which conditions remain and when there is enough information to make a decision. A careful comparison should preserve your ability to choose rather than create pressure to commit prematurely.
Purpose and eligibility-to-confirm matrix
Repeat this worksheet for each institution using the same property and need. Buying a standalone lot, building a home and financing production are distinct enquiries; a product page does not establish acceptance of your transaction.
| Item or decision | Information and evidence for your copy | Next check |
|---|---|---|
| Land purchase without contracted construction | Institution-identified product, stated purpose, municipality, property and explicit question about buying the lot. | Retain the specific response; do not infer standalone-land financing from an advertised housing loan. |
| Construction on an available property | Tenure, infrastructure, project, building system and requirements on the product page actually consulted. | Confirm the proposed location and system; conditions for one institution or product do not transfer to others. |
| Complete need before calculating instalments | Price, closing, studies, site works, own funds and funding gap, with quoted or outstanding items. | Define the requested amount and excluded costs; an affordable payment does not establish sufficient funding. |
| Case evaluation and documents | Applicant profile, product, security, property records and outstanding conditions identified by the institution. | Record response, date and responsible contact; supplied documents or a downloaded simulation are not approval. |
| Disbursement against the purchase timetable | Offer date, deadlines, disbursement milestones, net amount and own funds available by date. | Coordinate before committing to the seller; distinguish expected money from actually available funds. |
